The U.S. housing market is shifting — and fast. According to a new ResiClub analysis, 60 of the 300 largest metro areas in the country are now seeing year-over-year home price drops. That number has jumped from 42 in February and just 31 in January.

Between March 2024 and March 2025, national home prices rose by just 1.2%, according to the Zillow Home Value Index. That’s a significant slowdown compared to the 4.6% increase seen the previous year. But not every market is growing.
Some markets — especially in the Sun Belt (Florida, Texas, Arizona, Louisiana) — are cooling off, with inventory levels now above pre-pandemic 2019, leading to modest price corrections.
